There is a Homeowners’ Association (HOA) planned for Graydon Hill encompassing all phases.
The HOA provides an opportunity for residents’ input into the future maintenance of their community and serves as a vehicle to preserve and enhance the level of maintenance.
Such items may include:
- wood screen fencing on major roadways and walkways
- entry treatments, landscape features, fountains, and boulevards
- additional items at the discretion of the Homeowners’ Association
Approximately one year prior to substantial completion of the entire development.
Upon substantial completion of the development, an elected Board of Directors from the Graydon Hill HOA will decide how to continue in the future, including the maintenance program, if any, to be implemented.
An encumbrance is registered on the title of every lot ensuring that all property owners are obligated to the Graydon Hill HOA for the long term maintenance of the community.
An initial fee of $250.00 per lot will be payable at the purchase of the lot. Which will be held by Graydon Hill Developments Ltd. and then turned over to the HOA when established.
Annual fees will only be determined by the HOA for single family and multi-family residents when the HOA is established.

The only amount collected pursuant to the Homeowners Encumbrance registered against title is an initial amount of $250.00 per lot which is being held in trust by the developer until the Homeowners Association BECOMES established and turnover is complete.
If the lot in question was paid out to the developer by the initial builder on that lot, then there are no outstanding HOA payments owing on the lot.
